The Inland Revenue Department (IRD) is undertaking a comprehensive update of its property tax database, as it moves to ensure that property records across St Vincent and the Grenadines are accurate, complete and current.
The Department’s Valuation Unit said the exercise is necessary because changes such as property transfers, subdivisions, new construction and other developments can result in existing records no longer reflecting the actual status of properties.
The exercise will focus on identifying all properties liable for property tax, updating records where properties have changed and ensuring that current ownership information is accurately reflected in the database.
The IRD is urging property owners not to assume that their records are correct and is encouraging them to verify their information.
The Department warned that inaccurate property records can have serious consequences for owners, including payments being credited to the wrong property or account.
In some cases, an owner could be paying property tax on a property that is not theirs while their own property remains unassessed.
Mismatched names, addresses or property details could also result in payments being applied to an incorrect account, potentially leaving the correct account in arrears and attracting penalties and interest.
The IRD said inaccurate records could also result in one person being left with tax obligations associated with another property.
Problems with ownership, names or addresses may become particularly difficult when an owner attempts to sell, transfer or mortgage a property. The Department noted that outstanding property tax is ordinarily required to be settled before such transactions can proceed, meaning unresolved discrepancies could cause delays or lead to disputes.
Property owners are therefore being asked to cooperate with the national exercise by verifying that their ownership and contact information held by the Valuation Unit is accurate.
Owners are encouraged to visit the Valuation Unit with their deed, property tax receipts or other documents that can be used to verify ownership.
They are also being asked to report any changes involving ownership, subdivisions, new construction or other property developments, and to respond promptly to requests for information or verification issued as part of the exercise.
Property owners are further encouraged to address any outstanding property tax obligations.
The IRD said its officers may contact property owners or conduct verification checks from time to time. Authorised officers will carry proper identification, and members of the public may contact the Valuation Unit to verify the authenticity of any request.
